Booking Conditions

Finnish Lakeside Cabins have the following terms for making, amending and cancelling a booking. These terms become legally binding once you have made a booking request and we have confirmed your booking. 

We recommend that you also read our Rental Guide for general guidance on cottage rentals in Finland.

1. Contract

Finnish Lakeside Cabins act as a booking agent and the contract for renting a cottage via our booking service shall be between you and the cottage owner.

2. Making a Booking

A booking request can be made by completing our online booking request form. All booking requests will be confirmed by email as soon as possible, usually within 24 hours. Note that your booking is not complete until we have confirmed your booking by email.

If your requested holiday property or rental period is not available at the time of your booking, we will inform you as soon as possible and you will have an opportunity to choose an alternative holiday property or an alternative rental period.

Once you have paid the deposit (or the full cost) of your booking, we will email you the exact property address, owner and/or caretaker contact details, information about how you will receive the keys on your arrival and directions to the property or the key collection point.

Bookings must be made a minimum of 3 working days in advance of the required rental period, apart from bookings that are paid by Euro bank transfer in a country other than Finland, in which case a minimum of 5 working days applies.  

3. The Holiday Cost

The rental prices include self-catering accommodation, use of all furniture and fittings, cutlery and dishes, pillows, blankets and mattresses, as well as utilities such as electricity and water.

The prices do not include hire of bed linen and towels or departure cleaning service at the end of the rental period unless otherwise stated, but these can be ordered for an additional charge prior to the rental period, if required.

We reserve the right to correct prices that have been mistakenly displayed or quoted.

4. Payments

Prices are displayed in Euros, but we accept payments also in GBP. We currently accept payments by bank transfer only, but payment option by debit or credit card will be available shortly. We will email you our bank account details when we confirm your booking. You may pay in Euros to our Euro bank account in Finland or in GBP to our bank account in the UK.

If you are making a booking more than six weeks prior to the first day of your rental period, a deposit of 30% must reach us within 14 days of your reservation and the remaining balance will be due 6 weeks prior to the first day of your rental period. Short breaks of less than 4 days must be paid in full within 14 days of the reservation.

If you make a booking less than 6 weeks prior to the first day of your rental period, the full booking total must be paid immediately.

Payments for late bookings must reach us at least 2 banking days before the rental period is due to start.

If you fail to pay for your booking within the time limits set, we may subsequently cancel your booking without prior warning and are not liable for any loss or damage you may suffer as a consequence.

5. Arrival and Property Keys

You must inform us, the property owner or the local caretaker of your estimated arrival time as early as possible and at least 2 days before your arrival by email, text message or telephone. The exact arrival instructions will be emailed to you once we have received your deposit (or full payment).  

If you will be arriving late in the evening or during the night, you must advise us, the property owner or the local caretaker of this as early as possible, as alternative key collection arrangements may need to be made prior to your arrival.

If your arrival is severely delayed due to a flight delay, cancellation of your transportation or similar reason, you must advise the property owner or the local caretaker about your revised arrival time as soon as possible.  

You will be responsible for the property keys during the rental period. If you lose a key / keys, the property owner or the local caretaker is entitled to charge you the cost of cutting new keys or changing the locks.     

6. Staying at the Property

The rental period usually starts at 16.00 (4pm) and ends at 12.00 (mid-day), but exact times vary from one property to another, so please check the booking details we email you carefully. 

Bed linen must be used on all beds. You can either bring your own bed linen or you can pre-order them from the property owner before your rental period begins. Sleeping bags are not allowed.  

Only the maximum number of persons stated in our online property details may occupy a property at any one time, unless otherwise agreed at the time you make the booking.

Setting up a tent or using a caravan or motor home on the property grounds is prohibited, unless the property owner has agreed to this prior to the rental period.

Pets are permitted only in some of the properties. Please check the online property details and inform us about the type and number of pets in your party at the time of booking. All pets must be fully house trained and all pet waste must be cleared off the property grounds by the end of the stay.

Smoking is strictly prohibited in all the properties. If someone has been smoking at the property, the property owner is entitled to charge you for a full house clean, which will cost a minimum of 300 Euros.

The property owner or the local caretaker is entitled to ask you to leave the property without refund, if your behaviour causes unreasonable nuisance or danger to others nearby. Neither Finnish Lakeside Cabins nor the property owner will be liable for any associated costs.

Please make sure you take all your belongings with you at the end your stay, as we cannot take responsibility for any belongings left behind.

7. Departure Cleaning Service

It is customary in Finland that everyone cleans the cottage in the end of their stay ready for the next party. If you prefer not to clean the property yourselves on the last day of your stay, you may pre-order the departure clean to be done on your behalf, but there is usually an extra charge for this service. 

Most disagreements between property owners and the guests arise from disputes that the property has not been cleaned to a sufficient standard when departure cleaning service has not been pre-ordered. Therefore it is very important that if you choose to do the departure clean yourselves, you closely follow the cleaning instructions we and the property owner have given you.

The departure clean includes at least the following tasks: vacuuming, stripping beds of used linen, cleaning toilets, sauna and shower areas, dusting, washing all dishes and placing them back to cupboards, cleaning all taps, cooker hoods, ovens, hobs and fridges, removing all own food and drinks, taking all rubbish and cold ash from the fireplace to the bins provided outside, closing all windows and making sure front and back doors are securely locked.

If the property has not been cleaned to a sufficient standard when the departure cleaning service has not been pre-ordered, the party arriving after yours will be disappointed and the owner of the property has the right to charge you for unscheduled cleaning service at twice the normal cleaning charge.

Please note that even if you have pre-ordered the departure cleaning service for an additional charge, you are expected to leave the property reasonably clean and tidy on your departure. You must wash the dishes and place them back to cupboards or start the dishwasher, strip the beds of used linen and take rubbish out to the bins provided.

8. Amendments to Booking

If you wish to change property or rental dates after your booking has been confirmed, this will be treated as a cancellation and a new booking, unless otherwise agreed. Our usual cancellation terms will apply.

If you wish to add more people to your party or wish to add additional services such as hire of bed linen and towels or departure cleaning service after your booking has been confirmed, please allow sufficient time before your rental period is due to begin, as we cannot guarantee last minute requests or orders. Note that all additional services must be paid for prior to your rental period.

An administrative surcharge of €15.00 applies to all amendments. 

9. Cancellations

Cancellations must be made in writing by email. Not paying for your booking is not an acceptable way of cancelling your reservation and your booking may not be automatically cancelled, if you fail to pay for your booking by the due date.

If you cancel your booking more than 6 weeks prior to the first day of your rental period, we will retain your 30% deposit, or 30% of your full booking total if full payment has already been made and will refund the remainder.   

If you cancel your booking less than 6 weeks prior to the first day of your rental period, we regret no refund is usually possible, unless we or the property owner manage to re-let the property to another party for the same or roughly equivalent price. In this case, we will retain your 30% deposit and will refund the remainder.    

If you are forced to cancel at short notice because a party member or a close family member dies, falls seriously ill or has a serious accident, we will retain your 30% deposit, or 30% of your booking total if full payment has already been made and will refund the remainder. The cancellation must be made and proof provided of the reason for cancellation (a doctor’s note or similar) at least 48 hrs before the rental period begins.

An administrative surcharge of €15.00 applies to all cancellations.  

We advise you to purchase adequate holiday insurance to cover for any eventualities.

10. Agent’s Right to Cancel a Booking

We reserve the right to cancel your booking if you have failed to pay for your booking by the due date(s) stated in your booking confirmation. We may also cancel your booking if you breach any other point in these booking conditions or if you cause nuisance or damage at the holiday property you have rented. If the cancellation is caused by your actions, you will not be entitled to any refund or compensation.

We also reserve the right to cancel your booking due to a reason that could not have been foreseen or prevented (force majeure) and/or which is out of our control. This could be adverse weather conditions, hurricanes, floods, fire, property damage or a similar occurrence. We will refund the full cost of your booking, but will not be liable for any other costs you may suffer as a consequence.

11. Accuracy of Property Details

We take great care in the selection of holiday properties in our portfolio, but have no direct control over the regular care and maintenance of the properties or of their contents, within or outside the property.

Every reasonable effort has been made to ensure that the descriptions and photographs on our website are accurate and all statements by us are made in the honest belief that they are accurate at the time of your booking. We make no warranties as to such information (or any part of it) as has been provided by the property owner or other service provider and which has subsequently become incorrect or incomplete.

All distances are approximate and holiday property amenities may be altered or withdrawn for reasons outside our control for which we cannot accept responsibility. We will however do our best to advise you of any changes made.  

12. Health and Safety

You must check the layout of the holiday property immediately on arrival so that in an emergency you can get out quickly. Parents of small children should inspect the holiday property and its grounds immediately on arrival and note any possible hazards. Where the holiday property is located close to water, children must be supervised at all times, even if the water is shallow at the shore.

You must take due care and act responsibly when occupying the holiday property and using all its associated amenities such as the sauna, rowing boat, barbecue hut or fireplace.

If you have reserved baby equipment such as a travel cot or a high chair, please inspect that these are in good condition before allowing your child to use them.

13. Damages

You will be liable to pay for any damages caused to the holiday property or its amenities by you directly to the property owner or the local caretaker. Damages must be paid to the owner or the caretaker in cash before leaving the property or by bank transfer within 7 days of leaving the property. 

14. Complaints

Any complaints regarding the condition of the holiday property, its cleanliness or its amenities must be taken up immediately and during the rental period directly with the property owner or the local caretaker, so that any necessary action can be taken without delay. You must allow sufficient time for the owner or the caretaker to deal with the problem. If a satisfactory outcome is not reached, you must contact us within 48 hrs of the problem becoming apparent and we will liaise with the owner or the caretaker to assist in solving the problem. Failure to follow this procedure will mean that neither we nor the owner can support your claim on your return.

Unfortunately some problems such as those arising from the climate (water shortage, storm damage etc) are beyond the control of owners, caretakers and ourselves, but everyone will do their best to assist you during your stay.

If no satisfactory outcome was reached during your rental period, or if you have a complaint about a property owner, caretaker or us, you must put your claims in writing within 14 days of leaving the property. An investigation whilst the facts are fresh may help us achieve an early resolution. If a satisfactory outcome is still not reached, you may forward the case to be dealt with by The Consumer Disputes Board in Finland. 

15. Law & Jurisdiction

Finnish Lakeside Cabins follows the relevant Finnish and EU laws in all its operations.

In case of disputes, all parties must aim to resolve them by negotiation. If satisfactory outcome is not reached this way, disputes will be resolved in the Finnish court.  

Finnish Lakeside Cabins have been in business since July 2004. The business is registered in Finland as Suomen Mökkivuokraamo (Finland Cottage Rentals) under the registration number 2020050-1.
